A plain guide from the DUNES Power of Attorney team. Last reviewed 4 November 2026.
A power of attorney in the UAE is valid for the period written in it. If it has no end date it generally stays valid until it is revoked or ended by law, but banks, courts and offices may still ask for a recently dated document.
How long is a power of attorney valid in the UAE?
Three things decide it: the end date written in the document, any event that ends the authority, and the policy of the office that will receive it. A document with a clear end date is easy for everyone to read. A document with no end date leaves the question open, and the receiving office decides how old is too old.
What ends a power of attorney early?
- Revocation. A written revocation by the principal, signed before a notary.
- Completion. The task is finished, for a POA given for one purpose.
- Expiry. The fixed period written in the document ends.
- Death or loss of legal capacity of the principal. Matters after death are dealt with under the inheritance rules.
- Death of the attorney. The authority ends unless a substitute is validly appointed.
These grounds are long-standing features of the UAE’s agency rules. The new Civil Transactions Law took effect on 1 June 2026, so ask a lawyer to confirm the position for a document that matters.
Do banks and offices accept an old power of attorney?
Not always. Even if a POA is technically valid, a bank or land office may ask for one signed in the last few months. This is the office’s own policy, not a rule in the document, and it differs from office to office. Property guides also report that the Dubai Land Department looks closely at the age of POAs used for sales, so ask before you rely on an older document.
How should you choose the validity period?
- Put an end date in the document when the need is temporary.
- Use a special POA for one task, so the authority stops naturally when the task is finished.
- Keep a note of every office that holds a copy, in case you need to revoke it.
- If you sign abroad, plan extra time for translation and attestation before the document ages.

Frequently asked questions
Does a power of attorney expire automatically?
Only if the document says so. Without an end date it generally stays valid until revoked or ended by an event such as the principal’s death.
Can a bank refuse an older power of attorney?
Yes. Many offices apply their own rules about how recent the document must be.
What happens to a power of attorney if I die?
It ends. Matters after death are handled under the inheritance process, not by the old document.
Can I extend a power of attorney?
The usual route is to sign a new one before a notary and cancel the old one. See How to Cancel a Power of Attorney in Dubai.
Does a power of attorney signed abroad last longer?
No. The validity comes from the document itself. Signing abroad only adds the attestation steps, which take time before the document can be used in the UAE.
