Let an attorney sell, buy or rent your Dubai property, with wording drafted to Dubai Land Department rules.
A property Power of Attorney is a notarised document that authorises a named attorney to carry out specific property acts in Dubai on your behalf, such as signing a sale, completing a purchase, arranging a mortgage or attending a transfer. It identifies the property and lists each permitted act. It does not transfer ownership.
Owners and buyers use it when they live abroad, travel often or cannot attend the Dubai Land Department on the day. The attorney signs where you would have signed, but only for the acts you have listed.
Since Dubai Land Department Circular No. 29/R/2025 of 16 July 2025, a Power of Attorney used for a property transaction has to name that transaction. Broad wording such as “full authority to manage property” may be rejected. The table shows examples of the wording the Circular lists.
| Transaction | Wording the Circular lists | What we also check |
|---|---|---|
| Sale | “sale of real estate”, “sale of immovable property”, “transfer for consideration” | Whether the attorney may also receive the sale money. |
| Purchase | “joint purchase”, “purchase in partnership”, “purchase for oneself” with the ownership share stated | That the wording matches how the purchase is structured. |
| Gift or grant | “grant of real estate”, “transfer without consideration”, “acceptance of the grant” | That it covers receiving a grant as well as giving one. |
| Mortgage | “real estate mortgage”, “mortgage of immovable property” | For a third-party guarantee, whether it secures that party’s debt or your own. |
| Usufruct | “sale of the usufruct right”, “grant of the usufruct right” | Whether the right is sold or granted. |
| Musataha | “musataha contract”, “right of construction and investment” | Whether the attorney may also sell, transfer or waive the right. |
These are examples, not a full list. Wording and requirements can change, so we confirm them with the receiving office before drafting. Source: BSA Law, Dubai’s New Standards For Powers Of Attorney In Property Deals (Mondaq, 19 August 2025).

If you are outside the UAE you can still grant a property Power of Attorney. The Dubai Land Department accepts a foreign document for property transactions only when all four conditions below are met.
The document must have been issued in the two years before it is submitted. For a long transaction, plan for a refresh.
Notarised by the competent authority where you sign, legalised by the UAE embassy or consulate, then attested by the UAE Ministry of Foreign Affairs.
The original, physical document is shown to the registry. Scans and uncertified copies are not accepted.
If the document is not in Arabic, it needs a full translation by a UAE-licensed translator, legalised as applicable.
We handle the certified translation and every attestation step. Read more about a foreign Power of Attorney for use in the UAE and whether it needs MOFA attestation.
We start by asking where the document will be used and who will receive it, because that decides the wording, the language and the attestation route.
The Circular allows three routes:
An attorney can change the title holder’s details only if that power is written into the document. Source: BSA Law summary of Circular No. 29/R/2025. Agree the payment route before you sign.
Send what you have. We will tell you what is missing before anything is drafted.
The price depends on three things: where the owner signs, whether translation and attestation are needed, and which office receives the document. Timing follows the same three factors. A document signed in Dubai moves faster than one that needs legalisation abroad.
We give you a realistic estimate and a clear quote once we know those details. See our guide to Power of Attorney cost in Dubai and what affects the price, or read how long a Power of Attorney stays valid.

Why Power of Attorney documents get rejected
Send the property details and where you will sign. We confirm the right wording, the documents needed and the next steps.
Yes, if the document gives that power in clear words. The Dubai Land Department looks for explicit sale wording such as “sale of real estate” or “transfer for consideration”, and the property must be identified. A general Power of Attorney without that wording may be rejected.
Yes. The document must name the purchase, and the Circular’s purchase wording refers to joint purchase, purchase in partnership or purchase for oneself with the ownership share stated. Your attorney can then sign the sale and purchase agreement and attend the transfer. We match the wording to your deal and confirm it with the receiving office.
Yes. In Dubai it is signed before a notary public. If you sign abroad, it is notarised by the competent authority there, legalised by the UAE embassy or consulate, and attested by the UAE Ministry of Foreign Affairs before it can be used for property.
Yes. You sign where you live and the document goes through the attestation steps for UAE use. The Dubai Land Department accepts a foreign document only if it was issued within the two years before submission, the original is presented, and it has an Arabic translation if it is in another language. See our foreign Power of Attorney service.
It is valid for the period written in the document, unless you cancel it earlier. For a foreign document, the Dubai Land Department expects it to have been issued within the two years before submission, so a slow transaction may need a fresh one. Our guide explains how long a Power of Attorney is valid in the UAE.
If the document is not in Arabic, it must be accompanied by a full translation from a UAE-licensed translator. We arrange the certified translation together with the attestation.
Only if the document gives that power and the payment follows the Dubai Land Department rules. When an attorney signs, the money is paid by manager’s cheque in the seller’s name, by a cheque in the attorney’s name with a receipt stating it was received on behalf of the seller, or against a notarised acknowledgement from the owner. Decide this before you sign.
Yes. A property Power of Attorney identifies the property and the specific acts allowed, using the wording the Land Department looks for. A general Power of Attorney may not be enough for a sale or transfer.
The price depends on where you sign, whether translation and attestation are needed, and which office receives the document. We give a clear quote once we know those details, before you commit. Our guide lists what affects the price.
Yes. A Power of Attorney can usually be cancelled by a notarised revocation, so the authority no longer stands once the transaction is complete. We can prepare the revocation for you.
